There are eight two-bedroom park homes, each with a small private garden, which is laid to lawn with fencing on both sides. There is a parking space for two vehicles and room for a small shed in the rear garden.
Anyone buying off plan can choose the colour of their kitchen cabinets, worktops, curtains, carpets, and sofas. Generally, this is included in the cost quoted to you when buying, but there may be an extra charge for certain changes. You will be informed if this is the case.
The village of Blyton has a general store, Post Office, Chinese take-away and two pubs, one serving food at lunchtime and early evening. There is also an ice cream parlour with daytime café. There is a dentist in the village, doctors’ surgery either in Scotter, the next village (5 miles away). An hourly bus service takes you to either Gainsborough or Scunthorpe where there are transport links to Lincoln train station.
There will be an annual charge of £3,000 this can be payable monthly at £250.00 per month. This covers all maintenance needed throughout the park, including the aeration system in the ponds, grass cutting, hedge trimming and maintenance of the streetlights. It also covers costs of maintenance to the electric gate. Residents are responsible for the maintenance of their own gardens.
All new park homes are built to BS3632 (2015) and have a 10-year structural and chassis guarantee, in line with any new build home. The roof tiles have a life expectancy of 40 years. If well maintained, park homes have a life expectancy of 50 years minimum.
Although your park home comes complete with brand new furniture and white goods, we understand that you may have your own bed or sofa etc. We can arrange to supply your home without these items included.
The site will be for over 50’s residents, and small pets are welcome to join the community. Guests children will be more than welcome to stay overnight.
No, however you will be able to install your own charging point on your home. Each home has full domestic grade electricity so can easily accommodate a personal vehicle charging point.
Blyton Ponds is a residential park of eight pitches and the homes are intended to be your primary main residence, NOT a holiday home.
Each plot has its own post box on the outside wall by the main entrance gate. The refuse collection area is also at the main gate.
Yes, we want you to be able to customise your home to fit your needs. However, all additions need to be agreed with the park owner.
Yes. Visitor parking is situated at the main entrance to the park.
Yes, of course! If you choose not to use the communal outdoor kitchen, you can have BBQs in your own garden.
Yes, pets are allowed, however, they must be agreed by the site management prior to joining our community.
